Renting out your home while you are at sea

A four-month season is a long time for a flat to sit empty. It is also a long time to manage guests from a crew mess with patchy Wi-Fi. Here is how crew who let their homes keep it under control.

1. Decide what you are before you list

A home you let for a few weeks a year is treated differently from a full-time holiday let. Many places cap the number of nights, require registration, or both. 2. Put someone on the ground

You cannot hand over keys from the Caribbean. A cleaner or a neighbour who can reach the property within the hour matters more than any software. Agree what they do, what they are paid per changeover, and how they find out a booking has come in.

3. Use more than one channel, with one calendar

5. Write the messages once

6. Keep the records as you go

Rental income earned while you are abroad, sometimes in another currency, is the part that hurts at tax time. Record each booking when it happens, with the platform's commission shown separately.
